Fees

Transactions involving immovable property in Mauritius are subject currently to the following professional and legal fees:

On signature of the deed of sale, the buyer will pay:

  1. Notary fees as per legal rates based on the price of the property (currently: 1st MUR 250,000 – 2%; Next MUR 500,000 – 1.50%; Next MUR 1,000,000 – 1.00%; Balance 0.50%, + Charges + VAT at 15%)
  2. Registration duty (currently 5%; first time buyers are exempt on the first MUR 750, 000 subject to satisfying conditions applicable)
  3. Land survey fees
  4. A contribution to the “Association Syndicale” if applicable
  5. Estate agent commission: 2%

On signature of the deed of sale, the seller will pay:

  1. Land Transfer Tax: 10% if land is sold within 5 years of its purchase or 5% if sold after 5 years
  2. Estate agent commission: 2%
